4 Tips For Listing Your Home Right Now

If you’re reading this, you probably already know, Toronto’s real estate market is quite simply, nuts right now. There are fewer properties up for sale than at any time in the previous 21 years. Not just in the GTA either, in all of Canada!

 

What does this mean for you? Well, if you’ve been considering listing your home for sale there has never been a better time!

 

Listing a home for sale isn’t as simple as sticking a sign on your front lawn and keeping your fingers crossed. Not if you want to do it right. There are many things you need to do in order to prepare. To get you started on the right path, here are four quick tips for listing your home:

 

Tip #1: Gather Your Information, follow these 4 easy steps:

• locate a copy of your survey

• know the terms of your existing mortgage

• gather receipts & warranties for recent improvements to your property

• create a file with your current tax bill, and details of any existing rental contracts or agreements with the city, neighbours or municipality

 

Tip #2: Create a To-Do List of Items That Need To Be Fixed or Refreshed

 

While now is not the time to do any major renovations, it is the perfect time to fix the chipped paint on the wall, the cracked tile in the bathroom floor, the leaky faucet, and anything else that you simply haven’t gotten around to but that could give buyers the impression that the house has not been well maintained.

 

Replace door handles and cabinet hardware, make sure closet doors are on track, add a fresh coat of paint, do some decluttering, and perhaps invest in a little (or a lot) of staging. It will go a long way to making your home more inviting and enticing to potential buyers.

 

Tip #3: Photos, Marketing, and Spreading the Word

 

The MLS is a great tool for letting realtors and buyers know you are out there - if they are looking. Great professional photos will help make your property stand out. But what if you want others to know about your property? How do you target someone who isn’t really looking, but if they saw your home would be interested? That is where marketing is really important. The right marketing strategy by someone with a strong online presence will get your home noticed and appreciated, and possibly considered by people who wouldn’t have known about it otherwise. This includes people who don’t even have access to realtor.ca and MLS (think overseas buyers). The more interest there is, the faster the home will sell and most likely for more money.

 

Tip #4: Negotiate With Strength

 

Knowledge is power. Know the true value of your home. Be aware of the positives and negatives and how your home compares to others on the market and particularly in your area. Listing at the right price and with the right strategy could bring in offers - knowing how to negotiate so that you get the best terms possible is a critical part of the sale process. Conditions, closing dates, deposits and price are all negotiable. Make sure that you are in a good position to negotiate by knowing what is and is not negotiable as well as the correct value of your home in today’s market.
